If you're driving there's free parking on-site. You can literally pull right up in front of this apt.
Note - There is extensive construction going on right next door to our building complex but I believe the loudest stages are behind us now!

Guest Responsibility: PLEASE READ THE CHECK-IN DETAILS AND HOUSE MANUAL PROVIDED: We require ALL guests read the materials provided well in advance of arrival. Taking 5 minutes to review your check in instructions will save a LOT of headache and will make for a seamless experience! Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
ID Verification: You will be asked to digitally provide a valid ID that matches with the name of the person that made the reservation, otherwise we reserve the right to revoke your stay without refund. No third party bookings allowed, unless you use the Airbnb business travel option.
Insurance: We encourage all renters to purchase traveler insurance.
GUEST-RENTER RESPONSIBILITIES & TERMS & CONDITIONS
A confirmed reservation, or payment of money or taking possession of the property, is evidence of your acceptance of the Agreement and your intent to use this property for a vacation rental.
The rented Property is a privately rented apartment. You agree to indemnify the Owner, Management company, Airbnb Host, and the Lessor/owner of said property for all liability, damage, personal injury, or loss to the Property or its contents that occur during your stay resulting from any cause, including but not limited to negligence, violation of any law, carelessness, neglect, theft or improper conduct of any persons entering, occupying or visiting the leased premises. We are not responsible for personal items lost, stolen or left behind. Occupant's or guests' personal property, including vehicles, are not insured by Owner, HOA or Owner's agent against loss or damage due to theft, fire, vandalism, rain, water, criminal or negligent acts of others or any other cause.
GOOD NEIGHBOR POLICY - APPLY TO YOU AND THIS PROPERTY
Our condo is located in a residential building. The city and Host strictly enforce all applicable city ordinances that relate to occupancy, unnecessary or loud outdoor noise, minimum age requirements, and parking.
GOOD NEIGHBOR POLICIES - CITY NOISE ORDINANCES - IMPORTANT HOUSE RULES: You certify that each responsible party/guest is 21 years of age or older and agree to honor the specified occupancy limits for this home and conduct yourselves in a manner respectful of neighbors by refraining from loud or unnecessary outdoor noises, disruptive parties, over-occupancy or any activity that interferes with the quiet enjoyment of neighbors, traffic flow, the community, and residents. Renter/ tenants and guests will maintain the home/apartment in good order and appearance at all times and will not disturb, annoy, endanger or inconvenience neighbors or prompt written or verbal complaints to the host from police, neighbors, neighborhood associations or homeowner associations (HOA).
ACCELERATED EVICTION - OUTDOOR NOISE - OVER-OCCUPANCY - VIOLATION OF LEASE: Amplified outdoor music of any kind is not allowed by the city's noise ordinance. Laws that are designed to maintain the relaxing and restful qualities that make this a special place are strictly enforced. It is understood and agreed that ANY loud or large party, violations due to over-occupancy, unnecessary outdoor noise, indoor noise that causes neighbors to complain, or for violations of minimum age requirements of homes/apartments can result in immediate eviction and forfeiture of all funds plus up to $2000.00 charge. In addition, renters may also be responsible for fines issued directly by city officials or police for good neighbor policy violations. A minimum $250.00 City citation will be issued directly by the city without further notice if a neighbor is disturbed, a complaint is outdoor music is played or if indoor music is audible from the property line.
GUEST CHANGES OR SUBLETTING: Lessee may not let, sublet or assign this rental for all or any part of the premises.
ZERO TOLERANCE SMOKING POLICY: Smoking of any kind is strictly prohibited in our apartments, condos and/or homes. If you're a regular smoker and feel you'll have a hard time following this rule we kindly suggest you look into another property. If found in violation, an agreed upon fine of $500 will be assessed to the credit card or forfeiture of security deposit or collected separately if necessary. Evidence of smoking includes but is not limited to; ashes, paraphernalia, cigarette/cigar butt, smell, residue, reported via management or resident witness, etc.
PRIOR APPROVAL & PERMISSION REQUIRED - PETS, COMMERCIAL PHOTOGRAPHY, EVENTS: If a pet is brought without permission, or to a non-pet-friendly home, a charge of up to $1500.00 may be charged to the credit card or security deposit is forfeited. Commercial photography and Events are NOT permitted without prior expressed written consent of owner or agency. Special insurance is required to be purchased by Lessee for events, photography and film shoots including the Host and homeowner as additional insured and additional event and photography fees apply.
CANCELATION POLICIES/ REFUNDS
STRICT CANCELATION POLICY:
Cancellation policy goes into effect when payment or a signed and completed rental agreement has been accepted to reserve the calendar for your stay. Final confirmation will be sent once full payment and a signed completed rental agreement have been received by us.
Cancel up to 7 days before check in and get a 50% refund (minus service fees). Cancel within 7 days of your trip and the reservation is non-refundable. Service fees are refunded when cancellation happens before check in and within 48 hours of booking.
CANCELLATION/SUBSTITUTIONS: Agent(s) strives to comply with all reservation requests for specific properties. However, due to ownership changes, properties being removed from rental use, mechanical problems, or other unforeseen circumstances or maintenance items, Agent(s) cannot absolutely guarantee a specific rental property. Agent(s) reserve the right to change assignments without notice or liability if the property becomes unavailable due to unexpected and unlikely mechanical problems or repairs that could make the property unavailable. When comparable accommodations are not available, Guest(s) will have the option of selecting from available properties at the published rate or receiving a complete refund of their reservation deposit.
UNFORSEEN CIRCUMSTANCES: We want your visit to be enjoyable, comfortable and pleasant. It is understood that in renting a private vacation home, condo, or apartment, there are many situations that are by nature beyond the control of the Agent, company or ownership and credits or discounts or cancelations may not be granted for such. In the rare event of a mechanical malfunction or inconvenience, we will do our best to resolve quickly. Repairs, if any, will be accomplished as soon as possible, taking into consideration service personnel workload, parts availability, and nature of repair. However, it is understood that no refund or credits will be granted for any early departures or system malfunctions. The home is on a hill and in the outdoors with vegetation. The guest understands and accepts that ants, roaches, grass hoppers, and other insects or rodents may occur. If found, please inform the host and we can treat infected areas. For unnecessary service calls are the responsibility of the Guest.
If the circumstance cannot be resolved, we will offer new/different accommodations if applicable. Examples that are not guaranteed nor warranted and will not warrant any refund or credit of rental monies, include, but are not limited to: failure of systems, AC or heat, pool/spa equipment/heater, plumbing issues, appliances, electronics, internet or cable TV not working, the home's systems or mechanical malfunctions, plumbing, construction taking place in the area or repair being made inside, noise in or around the home, noise coming from neighbors, neighbors or community smoking smell or previous guest who didn't follow our house rules and smoked in the home leaving a smell, a home not decorated or accommodated to your tastes/expectations, furnishings/design/layout/furniture that has changed since house was photographed, bad weather, condition of landscaping, a neighborhood disturbance/noise, stains or discolorations or damaged furniture/linens/carpets/rugs/decorations, neighborhood disturbance/noise, furniture/decor/fixture/design elements/household essentials/flatware/dish ware that has changed since the photos were taken of the property, description about the listing that may have changed.
SELF CHECK IN: Check-in for guests is 3:00 p.m. In the event that extensive cleaning and/or repairs are required, check-in may be delayed until after 3:00 p.m. There will be no refund for delayed check-in due to extensive cleaning and/or repairs. Guest is not permitted on the property prior to check-in. Each property has either a secure lock-box near the entrance of the building/home with a key inside OR Electronic Access via Mobile app or Keypad. You will receive entry access codes the morning of your check in given all payments have been received. Important: If lockbox is in place, please return the fobs/keys to lock-box upon departure. For non-return or loss of access fobs, keys, gate cards, parking passes, wrist bands, and/or remotes a $50.00 to $250.00 service fee applies.
Mechanical systems can sometimes result in equipment failure. Every reasonable effort will be made to remedy unforeseen situations, and correct any problems in a timely manner. Refunds or credits due to malfunctions in systems or equipment or other guest dissatisfaction will be considered but are not guaranteed. We reserve the right to inspect and service the home during your visit, including, but not limited to maintenance, required weekly gardener service and/or spa service, arranged by homeowner.
INTERNET USE: Downloading copyrighted material using the apartment, home or condo's internet service provider is illegal and may result in loss of internet access and fines.
CHECK-OUT: Check out is promptly at 11:00 a.m. on the day of departure unless specific arrangements are made in advance. Note: Nashville is in the Central Time Zone. Late departures will be charged a fee of $150. Please close and lock all doors, sliders, windows, etc. A fee of $250 will be charged for leaving the home unsecured. Please turn off lights, and leave heat/AC at a comfortable level. Before departing, please bag trash and place it in containers provided. All dishes & cookware should be cleaned and put away, or placed in dishwasher. Carpets-floors should be in same clean condition as you found them to prevent additional charges.
LATE CHECK OUT: A non-access fee of $150 will apply if the housekeeper arrives at check-out time and cannot start right away. Additionally, staying past check out time unless prior written approval in Airbnb will result in a fee of $100 per hour past the agreed check out time
CLEANING: A non-refundable departure cleaning fee is required on all rentals. We ask that guests treat the home with care, leaving the Property in the same general condition as found upon arrival. Within the 1st hour of arrival, if you are not satisfied with cleaning, please contact our office so that we can attend to your specific requests. Additional charges will apply for stains on carpets, furnishings, linens, or towels, excessively dirty ovens, stove-tops, or BBQ grills, dirty dishes, excessive trash & moved furniture or appliances. These are not normal wear and are not covered as part of the cleaning fee. Items requiring extra cleaning at departure will be charged to guest.
DAMAGED/ MISSING ITEMS: Guest, by paying for the reservation, assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest's or Guest's visitors part, except in the case of normal wear and tear reported to the Property Manager within 1 hour of Check-In and reported on the Damage Waiver form provided in the home.
Additional charges will apply if any of the following house rules are broken:
Do NOT contact the building/community management and do NOT go to their office for any reason—reach out to your host with any questions or concerns. *There is a $200 fine for going to the leasing office.
No parties, events, birthdays parties, bachelor or bachelorette stays.
No photoshoots or filming without prior consent. Separate pricing will apply.
Rearranging furniture in the home will result in a fee of $250
*NO GLITTER or CONFETTI. If found through the airbnb, it will result in a fine. Any decorations or tape used must be removed and disposed of prior to check out.
Using guest towels to clean up spills or make-up will result in a fee to replace items due to damage. Please use the paper towels provided for you.
No excessive noise past 10 PM
No Loud music at any hour
Have more guests than stated in your reservation or if the number doesn't match we reserve the right to cancel your reservation.
Guests will use toilets, tubs, and sinks only for their primary purpose and will never use them to dispose of sweepings, rubbish, rags, garbage, sanitary napkins, or other items likely to clog them. Guests are liable to pay Host for any expense it incurs for repairing damage (including unclogging toilets and drains) caused during Guest's stay in the Airbnb.
The hot water heaters are not huge and hot water is not limitless. Please be considerate of the other members of your party and share the hot water!
Trash and garbage must be in a trash bag, tied and placed in the trash chutes located at the end of each hallway. *Do not put furniture, boxes, or anything that could possibly obstruct the trash chute
Please inquire before shipping any items. We need to provide you with the right instructions for shipping otherwise you risk the chance of not getting your shipments. Please note we are not liable for lost or damaged packages.
Note: There is someone monitoring the premises at all times and there are cameras on the exterior premises and in the common areas of the property.
SWIMMING POOL RULES:
The swimming pool/rooftop is exclusively for the building/community Residents. The building management has allowed us the privilege to use the pool/rooftop in accordance with the following rules/regulations:
-A maximum of 3 Guests at a time are allowed at the pool regardless of number of Guests in the party
-Guests may use the pool during the hours of 10AM - 12PM & 4PM - 6PM only. Guests are not allowed to use the pool prior to 3pm on the day of check in or after 11am on the day of check out.
-Official Pool season is Memorial Day weekend to Labor Day weekend. Building management reserves the right to delay the opening, accelerate the closing, or close the pool/rooftop at any time with limited to no notice for maintenance, repair, weather, or any other reason deemed necessary.
-Staff are authorized to request verification for pool access i.e. condo number and/or reservation confirmation. If you are asked to leave the pool, please do so without confrontation.
-Questions/Issues should be taken up with a Coaker Travels Representative.
-Guests under the influence of alcohol/drugs are not allowed to use the pool.
-Children below 14 years must be accompanied by an adult and must be strictly supervised, especially when swimming.
-Diving is strictly prohibited.
-Guests are required to wear proper swimwear and must wear a cover-up/shoes when walking through the building.
-Follow the instructions of the staff on duty at all times.
-NO SMOKING OR VAPING
-NO PROFANE LANGUAGE
-Management is not responsible for any loss or damage to any personal property, injury, disability or fatality even death arising from whatsoever reasons while exercising or playing in the swimming area.
-Guests swim at their own risk and the building and/or management will not be responsible for any injuries while using the facilities.
-These rules and regulations are subject to change any time without notice.
